The advertised "starting" rate (here, as low as 7.2% p.a.) goes to borrowers with the strongest profiles — a high credit score, and a lower loan-to-value. Home-loan rates are repo-linked, so they move with the RBI repo rate, and your spread depends on your CIBIL score, loan amount and LTV. Treat every figure here as indicative.
Not on floating-rate home loans to individuals. The RBI bars banks and HFCs from charging prepayment or foreclosure penalties on floating-rate housing loans to individual borrowers — so you can prepay or close early at no charge. Fixed-rate loans (and business-purpose loans) may still carry a charge, so confirm your rate type.
LTV is the maximum share of the property value a lender will finance — you fund the rest as a down payment. Per RBI norms it's broadly up to ~90% for loans up to ₹30 lakh, ~80% for ₹30–75 lakh, and ~75% above ₹75 lakh. A lower LTV (bigger down payment) often earns a better rate.
Usually 0.25%–1% of the loan amount plus GST, sometimes capped — and frequently waived or reduced during festive promotions. It's a one-time charge, so factor it (and any legal/valuation fees) into the upfront cost.
Most Indian home loans are floating (repo-linked): the rate moves with the RBI repo rate, and — helpfully — RBI rules make them penalty-free to prepay. A fixed rate gives EMI certainty but is usually higher and may carry a prepayment charge. Floating suits most borrowers, especially if you may prepay.
